This study on the analysis of determinants and constraints of urban planning in the Commune of Lac-Ndumba (Gemena, DRC) aims to examine the challenges and constraints of urban development, as well as to propose improvement strategies. For this study, the observation method was used and complemented by a questionnaire survey administered to 150 households selected by residential neighborhoods, along with a review of relevant documents. Statistical analyses were carried out using Stata 2016 software. The results indicate that there is no urban development plan in the city of Gemena (according to about 70,00 % of respondents), and that the majority of the population does not seek prior building permits (71.33 %). Land occupation occurs in a spontaneous manner, leading to consequences such as erosion (54.67 %), flooding, road degradation, and the isolation of certain neighborhoods. This is a descriptive cross-sectional study conducted among 150 households selected from several neighborhoods within the study area. Raising awareness among the population and urban authorities about compliance with urban planning regulations, as well as revitalizing government services in land use planning, urbanism, and housing, should be prioritized. The findings of this study are revealing and can contribute to raising awareness among decision-makers with the aim of safeguarding urban development and preserving the socioeconomic well-being of the population.
